Hello and welcome to urbanrehabber.com, internet home of the Urban Rehabber Program for real estate investing.
Our program is an online community of folk drawn from many backgrounds who are interested in and generally committed to wealth building through savvy real estate investing.
This program is based on over 20 years of teaching and coaching newcomers – and some old hands as well – fundamentals of small scale real estate investing and what I like to call “grassroots entrepreneurship”.
Central to our teaching was and is today the idea that the fastest way to build wealth in real estate is to “buy distressed”. By that we mean that real opportunity is found when we find properties that need work to be fully functional and comparable to similar properties.
The immediate benefit of “fixing what’s broke” is to restore value that was lost as the property fell into disrepair. You will find this real estate investing strategy is wealth building on the fast track.
Investors typically buy and mark time as they wait for inflation, neighborhood improvement and debt reduction (mortgage pay-down) to build equity and increase wealth. That is a worthy and time-honored real estate investing strategy. Absent neighborhood decline, simply biding your time always works. But it takes awhile.
The entrepreneurial investor, on the other hand, is less patient. Entrepreneurs want to get going, get underway, to see results sooner not later. To achieve this objective they are willing to get their get their hands dirty – at least figuratively if not literally. When the fix-up is done, value is increased (wealth is created). To accomplish this speedy result, they are likely to take actions others might view as risky.
Successful entrepreneurs take risks, but they take what we call “moderate risks” in their real estate investing. Moderate risk takers weigh their options and know even as they get underway that they can manage even the worst of outcomes. Their success is not just due to luck: Their perception of risk is informed and tempered by experience and knowledge.
Where some may see only risk, the entrepreneurial investor finds opportunity.
By finding and understanding the opportunities inherent in distressed real estate, the savvy urban rehabber builds wealth on the fast track.
